Throughout his career, he has overseen the acquisition and execution of more than $2.4 billion in multifamily properties, encompassing approximately 14,395 apartment units. He specializes in identifying off-market, value-add opportunities and implementing strategic enhancements to maximize asset value.
Previously, Mr. Patel served as Senior Director of Multifamily Acquisitions at Benedict Canyon Equities, Inc., where he spearheaded the acquisition of investment properties, including site selection, product targeting, and business plan development for each asset. During his tenure, he led the acquisition and execution of over $1.72 billion in multifamily properties and played a pivotal role in expanding the firm’s platform into Arizona, Nevada, and Washington.
Prior to Benedict Canyon Equities, Mr. Patel was an Acquisitions Manager at Passco Companies LLC, an Irvine-based real estate firm focused on nationwide multifamily investments. His responsibilities included sourcing, underwriting, financial and operational due diligence, and business plan development. Over four years, he successfully sourced and acquired more than 4,000 units across multiple states, representing approximately $500 million in transactions.
Mr. Patel began his acquisitions career as an Analyst at Western National Realty Advisors, managing acquisitions, dispositions, and due diligence for large multifamily funds with national clients. Before transitioning into acquisitions, he worked as a multifamily broker, gaining valuable expertise in the Southern California commercial real estate market.
Mr. Patel holds a Bachelor of Science in Marketing from California State University, Fullerton.
Purchased in January 2020, this property was owned and self-managed by a private owner for over 28 years. This presented an opportunity to optimize operations, increase revenues, and renovate both the exterior and interior. APRA Capital acquired the asset and implemented a value-add business plan to reposition the entire property. Exterior renovations, pool area upgrades, landscaping enhancements, building paint, and more were completed within the first year of ownership. After substantial renovations, APRA Capital sold the asset in August 2021, only 18 months after the original acquisition. The sale far exceeded expectations and provided an exceptional return to investors, exceeding a 2x equity multiple. The Company does not sell personal information collected through the Properties, and no such activity has occurred in the prior 12 months. In the event that the Company changes its practices and engages in the sale of information, we will provide advance notification to impacted individuals and offer the ability to opt in/opt out in accordance with CCPA requirements.
